Terms and conditions of use

This is an English translation provided for convenience. The Spanish version is the only binding version and prevails in case of any discrepancy.
1. Acceptance
These terms govern the use of the livingq.mx website, operated by Living Q Bienes Raíces (“Living Q”), Querétaro, Mexico. By browsing or using the site you accept these terms and our Privacy notice. If you do not agree, do not use the site.
2. Listings are informative
Listed properties are for information and promotion only. The information (prices, areas, features, photos, availability) comes from owners and our real-estate management system (EasyBroker) and may change without notice. Listings are not a binding offer or contract; any transaction is subject to verification, availability, written confirmation and signing of the relevant contracts.
We make reasonable efforts to keep information truthful, clear and current, in line with the Federal Consumer Protection Law and NOM-247-SE-2021. Please confirm all details with us before making a decision. Images may be illustrative and areas are approximate unless stated otherwise.
3. Prices and currency
Prices are stated in Mexican pesos (MXN), which is the official price, and include or exclude taxes and costs as stated in each listing. Deed costs, taxes, fees, notary fees, appraisals, loan fees and maintenance fees are not included unless expressly stated. US dollar (USD) amounts are approximate, calculated with the FIX exchange rate published by Banco de México, and are for information only.
4. Approximate locations
For owners' security, property locations on maps are shown approximately. The exact address is provided when a visit is scheduled or during the transaction.
5. Availability and visits
We do not guarantee the availability of any property. Visit requests sent through the site are not a confirmed appointment until we contact you to confirm it.
6. Acceptable use
You agree to use the site lawfully and not to: provide false data or third-party data without authorization; send bulk messages, unsolicited advertising or unlawful content; scrape content or listings by automated means; attempt to breach the site's security or interfere with its operation.
7. Intellectual property
The Living Q brand, logo, design, texts, photos and other site content belong to Living Q or their owners and are protected by Mexican industrial property and copyright law. You may not reproduce, distribute or use them commercially without prior written permission. You may share links to listings.
8. Third-party links and services
The site links to third-party services (WhatsApp, maps, social networks). We are not responsible for their content, availability or privacy policies.
9. Limitation of liability
To the extent permitted by law, Living Q is not liable for damages arising from: errors or omissions in listing information provided by third parties; price or availability changes; site interruptions or technical failures; or decisions made solely on published information without confirming it with us. Nothing here limits your rights under the Federal Consumer Protection Law.
10. Electronic commerce and communications
Communications exchanged by electronic means (forms, email, WhatsApp) may be valid under the electronic commerce provisions of the Commercial Code (Código de Comercio). The site takes no online payments; distrust any payment or deposit request that does not come from our official channels and always confirm it with us.
11. Consumer protection
If you have a complaint, contact us first so we can resolve it. As a consumer you may also go to the Federal Consumer Protection Agency (PROFECO), Consumer Phone 55 5568 8722 / 800 468 8722, www.gob.mx/profeco.
12. Changes to these terms
We may change these terms at any time; the version in force is the one published on this page with its update date.
13. Governing law and jurisdiction
These terms are governed by the federal laws of the United Mexican States and, where applicable, those of the State of Querétaro. The parties submit to the competent courts of Santiago de Querétaro, Querétaro, without prejudice to PROFECO's jurisdiction and consumers' statutory rights.
